Self Storage- Dirt
Soil erosion Plan:
1. DNR- NPDES 2 plan. Received approved notification. This covers all of our activities.
2. DNR/Corp Eng- floodplain. This is actually in a hilly area, but you still need to do Flood plain analysis. Even though the name is FloodPlain, it covers potential animal loss, downstream flooding, etc. Plus if it is in a Flood plain.
3. Local DNR- SWPP weekly check up. You have to maintain a weekly report of your erosion practices, any additions or changes to the practices, weather occurrences and impact on the site.
4. USDA local Soil Conservation board- they approve your erosion plans from a Soil Conservation standpoint, versus an erosion standpoint, if you're in farming country.
5. County Engineer- floodplain approval if needed, and Excavation permit. Our county anything less than 1 acre, no permit needed.
Got all of the applications out. Waiting on approvals, changes or additions needed.
We have a map also, but below is the written Soil Erosion Plan:
Soil Conservation and Erosion Plan
Location: xxxxxxxxxx
Description of project: Developing a subdivision with
lots ranging from 2 acres to about 10 acres. Will end up with around
25 lots. This plan is just for the development of the overall
subdivision. Individual lots will be sold separately as
undeveloped and those home builders will maintain those soil
plans individually as needed.
Driveway Entrances- Generally 25 feet wide by 25 feet
deep. There are 6 entrances from County roads xxxxxxxxx and xxxxx
street. Each entrance will have brome grass seeded and grass mat
applied to the shoulders and ditch areas. Road surfaces themselves
will be either crushed rock or crushed asphalt on Geogrid mesh; or
concrete.
Driveways- Generally 25 feet wide with approximately
20 foot shoulders; about ¾ mile in length in total. Brome grass
seeded and grass mats applied to shoulders of driveways. Hay bales
applied to slow water flow down along driveways as needed. This 75
acres is an existing farm field with Terraces already in place. All
driveways and roadways have immediate pre-existing grass terraces in
place below the roads and entrances. Where terraces were cut through
for roads to pass, we filled the ends of the cut terraces to prevent
water erosion. About 200 feet of Terraces was displaced. And
applied grass mats and Brome seeding.
Silt Fences:
Where adjoining Terraces and silt ponds do not control run off; Silt fence is applied in two areas. Noted as Silt Fence 1 and 2.
Dams:
Dam 1- East side of property near farthest East property line. This is in a ditch that crosses in the middle of the property from West to East. Dam depth will be about 25 feet deep at the deepest point and about 135 feet across. This is a narrow pond due to the structure of the ditch. Drainage pipe will be installed in the middle. Overflow will be on the north side. Concrete rip rap will be placed in the overflow area and directly behind the Drain pipe effluent end.
Dam 2- Approximately the middle of the property. This is a
pre-existing silt pond that catches the drainage area to the South of
the property across xxxxxx road, which flows to the north. Silt in
pond in being removed. All weed trees are being removed from dam
site. Drainage tube being installed in the northeast corner.
Concrete riprap is being placed below the drain pipe. Dame depth is
about 8 feet water level with 3 foot freeboard. Approx 238 feet
across. Dam itself is being raised about 5 feet. All areas of the
dam itself will be seeded to brome seed and Grass mats will be
applied.
Dam 3-
Approximately middle of property. In the same ditch that crosses the
properties full length West to East. Dam will be about 25 feet deep
at the deepest point and about 162 feet across. This is a narrow
pond due to the structure of the ditch. Drainage pipe will be
installed in the middle. Overflow will be on the north side.
Concrete rip rap will be placed in the overflow area and directly
behind the Drain pipe effluent end.
Dam 4- The west 1/3 of the property. We are putting a silt
pond in to a ditch, that feeds into the larger ditch in the middle of
the property. This water flows from the south drainage area across
xxxxxxx road. Dam height will be about 20 foot high, water15 feet
deep, 128 feet across, with drain pipe in the middle and overflow to
the East side of the dam. Concrete riprap will be placed at the
effluent side of the Drainage pipe. All areas of the dam will be
seeded to Brome grass and covered in Grass mat.
Dam 5- This is a very small silt pond about 20 x 20 x 5 on
the north side of the property in the first ¼. 45 feet across, 5
foot depth. There are no terraces here. This will catch any silt
from the North West corner of the property, prior to it getting into
the big middle ditch. This is seeded to Brome grass and has grass
mats applied.
Soil burroughs:
Two sites on the property will be leveled with the surrounding fields
and used for fill dirt for the roads and dams. No dirt will leave or
be brought onto the property. The two burrough sites are about 1
acre and ½ acre in size. These sites will be seeded to brome. They
both have pre-existing grass terraces directly below and adjoining
them.
Fields: Currently stubble from corn or soybeans. They
will be seeded to Brome grass by a no-till drill in the spring time
and allowed to go to a grass field for the future.
Disturbance area:
Roads 2,640 feet 80 foot road/shoulder= 211,200 sqft
Entrances 6 at 24 deep 80 wide w/shoulders= 11,520 sqft
Burough surface 2 acres x 43,560 sqft= 87,120 sqft
Dams 708 feet long x 50 avg wide= 35,400 sqft
Total = 345,240 sqft
Total site= 75 acres at 43,560sqft/acre= 3,267,000 sqft
Disturbance %= 10.6%
Runoff Coefficient:
Silt Loam group B; Farmland >6% grade= .28 runoff coefficient.
Soil Types and approximate Slopes after grading and
disturbances:
Soil is Silt Loam. Road/Entrance/Dam Slopes will be on a 3 to 1 grade down to 5 to 1 on roadways. 3 slope, 1 height. Surfaces will be flat or a zero grade. This will be the tops of the Road/Entrances/Dams and the borough areas.
Development Phases:
1. Road entrances, Roads, Dams, and Buroughs will be completed by
June, 2023.
2. Trenching and back fill for Electric lines will be completed by June, 2023.
3. We are just selling approximately 25 lots. Excavation of those will be completed by the individual homeowners. No applicable.
Timeline for development and associated controls.
Timeline noted above. All controls are noted above. Lots will start to sell July, 2023 or later. Selling of lots timeline could take 3 to 7 years.
