Hey group! My partners and I are underwriting a 100 unit deal in Cambria County, PA and are curious on the cap rate. Does anyone know what the typical cap rate for a 100 unit, class C, 1970's build apartment complex in Cambria County, PA is? We have the broker's cap rate however we are curious if that number checks out for our comparable calcs. Any input is greatly appreciated!
