2 Unit Office Condo - is this a good deal
Hi all,
I've come across a 2 unit fully leased bringing in around $2600/mo (~1300 each unit) and selling for 185K. The majority of the costs are "Condo Fees" which include water sewage heating trash. Electricity is passed on to the tenant. Taxes are roughly $5K yearly. My numbers tell me that this wouldnt make sense unless it would sell for $150K. Am i missing any other expenses that arent listen on the pro-forma? Is this a good deal by any standards?
