Indiana commercial land investing

Is anyone in this forum doing land investing in central indiana? Would love to hear the ups/downs and how you are doing it. We have some clients that are successfully purchasing tillable ground outside the donut counties and we have been successful doing a few mixed-use developments with infill but haven't found that model to be sustaining.
