Open RV/Boat parking and where to start.

Closing on 105 self storage on 5 ac. Will be installing fencing and camera system. Recently have heard interest and need for rv and boat parking in the area. Looking to start with open parking areas to gauge the true interest. Then move to possibly closed units. Any advice, pitfalls to watch for or pount me toward more resources. Thanks in advance
