Industrial/retail property for sale

Hi,

Just seeing if anyone has feedback for the below-linked property that came on the market near me.  I don't have much detail beyond the listing at this point - the listing is a little confusing, but the property for sale is the 8,000 sq. foot building, not the 5,000 sq. ft. restaurant attached in the front of the property.  

Very likely not NNN, maybe NN? Looks like the co-listing agent may be the owner based on a parcel search. I don't know where to find information on market rent rates or comps, as I don't have a co-star or crexi, etc. subscription. Any thoughts are welcomed, thanks.
