Commercial/industrial gym investment property guidance

What is the commercial equivalent to MLS platform? I have been in touch with an investor looking to open a gym in downtown-ish Charleston SC. I am wondering the best place to start looking as well as any other suggestions or recs f you have been involved with or done something similar.

The overall vision is to have an industrial warehouse or older building, spend little on renovations but obviously make it a presentable and functional fitness gym. Thanks!

Equivalent, there is none.

CoStar is very powerful. Loopnet, Crexi to a lesser degree. Do you have a location in mind? Drive around and look for vacant buildings that fit the size requirement.
