Commercial building - how they’re appraised

Good afternoon bigger pockets

I’m looking to purchase an off market deal. It is “13” units, But 8 of those units are studio apartments.


Does the studio apartment (0 bedroom 1 bath) affect the value of the building? I know it is based off of market rents, but I’m not sure if a studio apartment nullifies it.


Any help is greatly appreciated!!
