Commercial/Retail Investment Deal Structure

Hi All-

I'm a Commercial (Retail) Real Estate Broker. Our firm has great relationships with a variety of retailer/restaurant Tenants. I am working to put my first deal together and have a potential investor. We are very low on cash and the required down payment/ LL contribution is challenging so low cash or finance option is really the only way this works for us. We can identify off market properties and leverage our relationships with our clients to provide LOI's that state they will be Tenants if our deal proceeds.


If someone is putting up all the capital (or maybe we can get some bank funding with signed LOIs) and we are doing all the leg work/leveraging relationships etc... what is a reasonable deal split or structure you think would be fair or may have seen? Just want to get a rough idea before I meet with potential investor. Thanks!
