Office and warehouse space How do you evaluate?

Looking at a deal that is half condo office space and half warehouse.  Roughly 10,000 square feet.  The realtor swears that the demand for this

space is huge, but I have no idea about this kind of indurstrial/flex space.  Anyone have any ideas on how to do due diligence on these kind of spaces as they are not dependent on traffic like Retail.  Let me know your thoughts.
