Option to Purchase Commercial Real Estate

My understanding is that an Option to Purchase Commercial Real Estate is a legally binding contract, meaning the Seller cannot decide to sell the property to someone else. I will be putting money into the property before I execute the option, so I want to be protected. I have been unsuccessful at finding an Option Agreement form for Pennsylvania online. Can anyone point me in the right direction?

Is the standard commercial sales agreement published by a PA Assoc. of Realtors (PAR) legally binding, as well? Would that work for me?
