I Want to get my Capital back. Please Help!!

Hey again everyone. I have a problem and I'm hoping someone can help me out. I have a property that a friend wants to sell me for 200k. the ARV is 260-270. Its needs NO rehab. The house is amazing! I could get a long term loan but I cant refinance and get my capital back for 6 months due to title seasoning and that will be detrimental to my business. Can anyone tell me how I can pull this off. I have the 20% but I need to be able to get my money back out. I was wandering about a bridge loan but a hard money said they wouldn't do it for a rental. Please help
