hey guys, i'm new to this but i have options, help!

hey guys, i have only just signed up to bigger pockets, as i have only recently started taking real estate somewhat seriously. however, because of my young years, i have a number of friends who are at the stage of their life where they want to move out and start renting somewhere. now rather than thinking "yeah i want to do that too!" i saw an opportunity! so now i am finding myself looking for cheap flats that are up for sale with a good chance that i will have a tenant for them straight away. but here is where i hit obstacle number one, i do not currently, and never have had a mortgage or owned a house. what are my options? because i feel that being able to instantly have tenants, who might i add all have jobs in my home town, is a great opportunity.

any advice will be greatly welcomed!
