Invest in an Expensive market?

I'm looking at a property in Rockaway Beach, Queens, NY. It's expensive. $1m (I'll put about 30% down) and the rent would be about $6,000 per month. Even though the cOc #s aren't great, should I still invest and hold? I believe in the future of the market but don't want to make a stupid choice.
