Ibuyers in Philadelphia

I'm in a national mastermind, and I see a lot of my peers selling their deals to buyers for a lot of money.  Here in Philadelphia, I'd love to wholetail one of my deals to an buyer like offerpad, open door, etc.  However, most of them are not in my location.  Does anyone know of an institutional buyer similar to them over here in Philadelphia or just the east coast in general?

The housing inventory in cities such as Philadelphia and Baltimore does not fit the model of the ibuyers, from my understanding.  However, there are some fund type of buyers that purchase singles and small multis that may "overpay" in the right scenario. I personally, have found those buyers to be inconsistent in their buying metrics and volume.
