Snow Removal & Lawn Care

I'm getting ready to purchase my first multi-family rental property, and I'm considering snow removal and lawn care costs to ensure these costs are captured in the analysis, if needed. There are quite a few perspectives out there on who pays for this. Who typically pays for lawn care and snow removal (tenant vs. owner vs. property manager billing to you)? Do property managers typically manage this service as needed?

It depends on the lease your PM uses. I would recommend having the tenants responsible for both. The only exception where you would need to take care of snow removal is if the property includes some type of parking lot. Also, if the PM has it done, they usually just back bill the owner, anyway. If the tenant would like someone to cut the grass, just add it to the lease and charge them for it.
