As a realtor working with investors in an "expensive market," how are you helping your clients fulfill their investment needs?  What are some pieces of advice you offer your clients and how do your strategies differ whether it's live+flips, BRRRs, house hacks, second homes, etc?  How are you finding value-add for your clients?  Do you ever consider condos?  What about financing strategies?

Would love this to be a discussion for realtors, by realtors.  I am based out of North Jersey and find myself constantly adapting to new strategies and ideas for my investor-clients.  Happy to share some knowledge with other investor-friendly realtors!
