As an Investor should I ask for Closing Cost from Seller?

I have been scoping some MLS listings lately and have found some potential properties with numbers working.

Do you as an investor ask for closing cost from the Seller? My numbers skew a little left if I pay full closing. I would like to hear some thoughts from other fellow investors who buy off MLS.

I do, and get it, if I buy without an agent.

More wiggle room with one less mouth that needs fed.

Buy w/o agent? Mind sharing your experience with that strategy?

Most people need their hand held so buying solo isn't for everyone.

I've been doing this forever so I just submit my offer directly to the listing agent, reserving the right to obtain an agent if my offer is countered.  I ask for closing costs, pre-paid property taxes, all kinds of stuff up to a couple % of PP.

Most though are better off with an agent 'looking out for them.'
