What to do with listed leads out of the area?

What to do with out of the area listed houses? From time to time I’ll have a seller reach out to me with a property that they desperately need to sell as soon as possible, But it is out of the area considerably many times even out of state and it is already listed with a realtor. How does other investors handle these kinds of leads?
