Need advise selling a MHP

I am looking to sell a mobile home park and need advise selling. The property is small 8 lots and is in Lakeland, FL if you have any advice please let me know Thank you!

Hi, Ryan, congratulations on having a park to sell. I recently had great success in selling an RV park using LinkedIn groups. In addition to the places Bryan listed - which I also highly recommend, you can also try local newspapers, local investor groups and meetups. Signs at the park itself with full info sheets and also send letters to all other area MHP owners in the area.

If you're the seller or working with the seller, it is absolutely critical to not try to hide anything about the park! My RV park seller failed to disclose upfront the both the septic and well were undersized and not certified, only 34 of the 50 spaces were tied into the electrical and he 'forgot' that the septic upgrade would be an additional $60k! Exact same items that killed every previous deal over a 3 year period before I finally found someone who was wiling to fix those issues and not just walk away. Lesson learned - put it all up there upfront and you'll get it sold, if the seller tries to hide anything, no buyer will want to deal with that.
