Short Term Rental Friendly Locations in the Austin Area

Hello. I am looking for a location in (general) Austin area to buy a house. I am planning to use it as short-term rental property. My questions as follows: (1) which locations are the best for this purpose in terms of legal issues/city codes etc.? (2) How are the surrounding parts of the Austin area in terms of short term rental in terms of income? Or, should one stick to more central areas where most tourism occur? Finally, if you are realtor in the Austin area, let's connect.

Thanks!

@Turgut Oz @Jimmy Woodard You guys might want to think this strategy through a bit more, if you are wanting to operate in the city. The city is discontinuing type 2. https://austintexas.gov/sites/... So if your business strategy is for the city utilizing type 2 then I would think twice before pulling the trigger on a property that will not come close to cash flowing with long term rentals, if the city does take away those property rights of the owners. There will be folks operating on the down low but as a business strategy, I would be careful. The fines are steep at $2k per day.
