Triple Net financing possibilites

Hey Real Estate family. Is it possible to purchase a triple net property by getting a 75% LTV loan from one private lender, then getting another second position loan on the other 25%? If so, how can I make it work and still have some type of equity? Looking for a mentor to help me close my triple net property.
