Phoenix Arizona Rental Market

I have done some reading and based on what I have read metro areas seem to be out of the picture for BRRRR or so it seems. With the market trends exponentially growing right now is this the case for Phoenix area. I'm specifically looking into Gilbert, Chandler, Mesa, and Guadalupe. I am from NY, i recently was stationed in Dallas Texas and will be moving to Phoenix in less than a year. I dont have the best knowledge of these areas and am just starting to look into the markets. Anyone that can provide any info to the markets, where to look and not look, and what areas are "hot" that would be greatly appreciated!!!
