Buying Vacant Land in NC

I'm purchasing some vacant land in NC. The seller has agreed to sell it and is not using a real estate agent (FSBO).

I noticed there is a NC residential vacant land contract, but I can’t find a blank 2021 copy to download (must be a NC realtor).

  1. Do I need to use that NC form?
  2. Is it okay to use that form, if I’m not a NC real estate agent (I’m licensed in TX)
  3. Would a simple contract work?

What else do I need to do, to ensure I’m checking all the boxes for this type purchase?
