Advice on creative bridge funding

I have a property that I assumed the mortgage on. Here's the approximate numbers:

Assumption 60k
Rehab 80k
Judgements 40k
ARV 200k

The judgements will fall off of these properties and they don't have foreclosure rights.
I can't cash out refi or get a bank involved because they'll require the judgements to get paid off.
What's a creative way to get the rehab budget taken care of on a project like this?
