With $1- $2 Million 1031 Exchange Money to put down

With $1- $2 Million 1031 Exchange Money to put down,  its hard to find a deal,   

Should I do 2 smaller deals, and Stagger my sales, and just Find 2 deals to put $1 Million down on each,  or Search for 1 that I can put nearly 2 million down on?

    Jeb, if you're an accredited investor and you decide to 1031 exchange, you might consider learning about DSTs. They are hands-off, institutional grade real estate investments, and they allow you the option to diversify. You can buy into institutional grade $50-125M projects with as little as $100,000.
