Syndication/Pooling money for Smaller Multi-Family

My question to everyone:  Has anyone ever pooled money for a syndication for smaller multi-family purchases? (duplex-four plex)

-What is the lending process on this? How is it different than a single person obtaining a loan?

-What are some ways you guys structure the paybacks? (through equity or a % of cash/interest?)

-Does this strategy make sense for scaling?

Im in the Greater Seattle Market.  Any thoughts or information would be appreciated.
