Need Guidance on Tennessee Purchase

My daughter and son-in-law are purchasing a 4-plex in Tennessee and although I am very knowledgeable in Florida real estate, I do not know anything about how it works in Tennessee.  Are closings typically at a title company, or do both parties typically have attorneys handle it?  In Florida, there are no closing costs to buyers who pay cash, however, I have not been able to find any clear indication of how it works in Tennessee.  Any guidance would be greatly appreciated.  Thank you!
