Land Value first off market property!

Hey! I’m trying to buy an off market property my first deal ever. It is a vacant house, that needs to be torn down.

It sits on 5,700 sq ft lot.

The assessed value of the land is $210,000

A lot two streets over exactly double in size sold for $150,000

I’m valuing my lot at $80,000-$100,000 based on previous land comps like above^.

I’m just confused by the assessed value being so much higher?

ARV of house is $500k~ so could definitely pay more than $80k for the land…
