Sale of Property in Life Estate

Hi gang,

I am the trustee of my deceased fathers estate. For one of his properties, he created a life estate naming his girlfriend the life tenant and me as the remainder. 

We each have agreed to sell that particular property. 

May his girlfriend remain on the property as a life tenant? Does she have the option to stay or must she have to leave? And why would anyone agree, or find it beneficial, to purchase the property with the precluded life estate? If sold and she remains on the property as a life tenant, then am I entitled to all the proceeds?

Property is in LA. We have legal and equitable title (free and clear). 650-800k. I’m 80 and she’s 92. 

What are your thoughts?
