Selling without a kitchen

Marcia Canady
Posted

I am planning on selling two properties in a small town in SC that have been in my family for several generations. My brother and I had been renting them but we live over 200 miles away so we are now planning on selling them. They are single family homes that are side by side. We plan to sell them together, so the potential buyer will likely be an investor. The homes are small, and I believe the asking price will probably be in the neighborhood of 180k for both.

The last tenant in one house left the kitchen cabinets, sink and floor in bad shape and so we tore them out. Would it be best to put in the kitchen back in and make it complete? Would that make it easier for the potential buyer to get a loan? I don't know the intricacies of getting financing on two properties together, one of which has no kitchen. Or is it your opinion that  a potential buyer would prefer to replace the kitchen and have a lower price?

Any of your thoughts would be appreciated.
Thanks,Marcia
