LOCKHART, TX - Good for investment?

I have recently been receiving more and more off-market investment opportunities in Lockhart, TX. From my point of view I think its a great market to jump in for buy and hold with the BRRR method and even some lower cost flips! With Austin now being so expensive now, what are your thoughts of the market expanding here?
