Secure Financing for Multiple Property Deal

I'm not new, but also not mega-experienced, so I'd like to poll the group. My biz partner and I have the opportunity to purchase multiple investment condos at once, but are curious as to what financing options are out there. Between us, we have 6 properties now, all cash flowing nicely. We're looking at a block of 16 more from an owner who's ready to retire and talking in the $5MM range. Those properties currently have a Cap Rate of almost 9%, with room for improvement. We'd rather not pony up $1.25-$1.5M as as down payment. Realistically, what other options might we have? Thanks in advance for your responses.
