City Certified: 4 unit property + 1 carriage house

Hi there,

I'm trying to make my first property a multiunit using FHA (2-4 units). It has been really difficult in this crazy market. There's a property that is a city certified 5 unit. The main house is split into 4 units, and the fifth unit is a carriage house (on top of the garage). I was wondering if technically this is still a four unit, and FHA could be applicable. Not sure how ADUs are evaluated by the lenders.

Location: Mt. Clemens, MI (Metro-Detroit Area)
