Rent to own questions

Just curious to know how to analyze the property to the tenant buyer, any examples to show me how to convince the tenant buyer to do rent to own? The benefits to them? What's the general ROI for the investor?

a friend told me the price selling to a tenant after 5 years, will be based on 3% appreciation per year, but how to determine the rent? And the portion towards tenant down payment.

Please advise and Thanks,

AZ
