Would you buy 15% cap in Yermo, CA??
I'm looking at a deal for a 6 unit multi-family in Yermo, CA. If you google it, you'll see its in middle of nowhere.
Each unit is about 1 bed, 1 bath at about 500 square feet and supposedly, each unit is rented out for $350.
Assuming data is accurate... what is your feedback about holding property in middle of nowhere???
