Law student & want to know how to get my second deal‼️

Hey just wanted someone’s opinion on how I can make that next step.

So I am a current law student and will be in law school for the next 2 years. Last year, I took a leave of absence for the year, obtained a full time job & I succefully completed my first house jack with an fha loan in my college city of Buffalo, NY. I brought the house for 200,000. It’s a 6 bedroom student rental that nets me 1,400 profit every month. I am desperately trying to get house #2 because my owner occupancy requirement stops after October (1 year after acquiring property) and was wondering on ways that you guys might have that I haven’t thought of.

(I won't be able to work full time because I am going back to school which will hurt my DTI and make it hard to go through a traditional bank. So that's kind of where I am stumped because I don't want to wait two years to buy another house.)

Any suggestions is appreciated.
