Buying land in Joshua Tree

Hi! I am new to the idea of investing and have been looking into the possibility of purchasing land in Joshua Tree near the entrance to the park, not too far off from Coachella. I’d like to develop a tiny house/small house on it, ideally, but I’m not sure if it’s a good investment for the long term. I see there are areas around the park that are set for future development, especially housing - does anyone have any thoughts on how this would turn out as an Airbnb or other short term rental, considering its proximity to Coachella and Palm Springs? Are there other up and coming areas to consider?
