4 Residential Mortgages... Can I be Co-borrower for Mom?

Hi there,

I currently have 4 conventional residential mortgages. 3 of the properties are now rentals and I live in the 4th. I'd like to help my mom buy a home near me for her to age in. Ideally I'd want her to pursue a conventional loan with 5% down. I'd look to be a co-borrower (not just a co-signer) on the mortgage and title. I'm just starting to research whether or not this is even possible, given GSE limits. I'm not sure the aforementioned route would make sense if me being a co-borrower would force the loan to jump into the 5-10 program with its much higher down-payment requirements. 

Does anyone have experience traveling down a similar road? I'd love to know if there's a clear path to helping my mom with 5% down as a co-borrower.
