Investing in Lexington Ky, Thoughts?

I am selling (1031) a rental in Modesto, CA for $325k range and am looking to invest in Lexington, KY.  Maybe 2 or 3 homes depending on prices and cash flow. Any tips are greatly appreciated..

I've talked with other California investors who switched to KY and made a big mistake, in that they thought they could hand all management off to their PMs and it would all work out. It didn't. One such group ended up in foreclosure.

Lexington is a fine market and people are having success there. But don't go into it without studying the neighborhoods or with the intent of being overly hands off!
