NO RECORD OF SECURITY DEPOSITS/ OR LEASE AGREEMENTS IN PLACE.

Hello everyone, 

BACKGROUND: I have a property I am set to close on towards the end of the month. This particular property is a duplex and the seller is the spouse of a widow. The husband passed away and from my understanding dealt with all the business transactions of the rental property.  So, the wife is unsure if a security deposit was ever collected and there is "NO" lease to be found.

How to protect myself from any claims after closing in regards to the security deposit. Since I am out of state investing, its not as easy as asking the tenants if a security deposit was collected and the selling agent has been asked numerous times to retrieve this information but to no avail.

Any suggestions would be appreciated.
