Canadian looking to invest in US real estate (lending questions)

Hello all,

I am a canadian citizen with a rental property I own here in Mississauga ON. The market in the GTA is very hot right now and I have managed to rack up some great equity in less than a year (45k). Im looking to take this amount as well as a bit of my own money and invest in a property in the dallas FW area for around 175-200k. I have spoken with a few lenders and the general consensus would be a 25% down payment with an interest rate of 3.8%. However, I would maximize my returns if I could do a 20% down payment instead. Any investors know of brokers in the US who would help with cross border mortgages ? and what would the down payment percentage be?
