Finding myself in a dual agency situation
Hi everyone. I am looking in a new market (Cleveland area) with my husband. He went out to there to meet with several agents and get a feel for it. He met a few agents who work in separate parts of the city, and really clicked with one in the area we liked best.
Anyways, she shows him several properties. We were not necessarily intending on buying at this point, which we made clear, but she still took him around to quite a few. Then she showed him a multi family that is under contract, already under market value at the price point it is being sold for. It needs some updating, but could easily cash flow with minimal updates and be EXCELLENT with some more serious rehab. She shares with us that the current buyers are being frustratingly picky, asking for concessions after the seller had already completed the city’s POS, and she’s afraid they may end up flaking. So, the seller would be very interested in switching to new buyers, potentially us. No negotiating, keeping the price they had before.
This would be the lowest priced multi family I've seen on the MLS in this A class neighborhood. We would be buying it for 10k UNDER what it sold for in 2002. But now I'm worried about being in a dual agency situation. Could we be getting duped here?
