Advice needed regarding investment partnerships

I am ready to begin investing in my first real estate property, however, I do not have a lot of capital to put down the money. I am looking to take a HELOC out of my primary residence and I currently have about 70k in equity in the home.

I have thinking about looking for an investor to partner with but not sure how to go about it. I would love to hear those who have partnered with someone, on the process you went through. Did you get a legal document for the partnership? What could I offer if I only have half or less than half the money to put down on the house?

For reference, I would rather find a home for AirBNB but I would not mind investing in for a rental if CoC is good enough.
