BRRR/House Hack on a Multi-family??

Hi! Found a multifamily in a suburb of Dallas (3,000 sq ft.). It needs a lot of work, but is for a great price. I'd live in one unit as I rehab, and lease out the rest as repairs are made. What is the best way to finance this? 203k FHA or Conventional?
