Numbers Game??? NEED HELP.

I found a property in St. Joseph, MO and the owner seems to be eager about selling it. I'm from Savannah, GA and I would like for this to be my first deal. The owner wants to sell it for 50k. I need help with the numbers like the ARV and such of the area. Zip code is 64501. I just want to present them something they will like. Thank you in advance.
