Should I invest and flip or not?

I found a house FMV 1.25M-1.35M. I don't know until I put on the market. The seller wants 1.05. Selling costs by Zillow says 140K including agents fee. It only leaves me 50K or if I can cut seller's agents costs, 90K. I have never done flip. I am not sure I can find a hard money lender. I have a fulltime job and 840 credit score. But I don't have experience in flipping. I am scared since the house price is over 1M. Should I go in or not?
