Creative Financing and OPM Advice - El Paso TX

Hello all,

I'm a fairly new Real Estate Investor in the El Paso, TX area.  I have been educating myself by reading any material I can get my hands on and listening to podcasts for three years now and I'm ready to get off of the sideline and jump in the game.  The big push for me is when my wife and I purchased our second home and started renting the first home.  Everyone I have spoken to for the past year and a half about creative financing such as seller financing makes me feel as if its impossible or my strategy is ridiculous.

I'm starting to feel as if I'm taking the wrong approach or at least meeting with the wrong realtors.  At this point I'm open to any help/advice to scale by using seller financing and OPM.  I truly appreciate any and all input.
