Needing help finding an After Demo Value

I have a property in Middletown, NY that I am interested in putting an offer down on. I want to make sure I have a good offer so I dont lose money. The property needs a complete demo, and I am estimating about $125k for a 1500-1800 sq/ft rebuild. The neighborhood has been selling a lot, but all of the properties were build before 1910. The comps are about $120/sqft but they aren't accurate based on the fact the rebuild will be in perfect condition and over 100 years newer. Can someone help me find a a more accurate $/sqft estimate so I can make a good offer?
