What metrics do you use to consider selling your BRRR?

My partners and I are on our fourth BRRR, we love the strategy and are not asking this because we intend to switch that strategy, but we did recently purchase and the price of it has gone up considerably.

Would like to hear what others use as benchmarks to possibly sell.


Purchase: 60k
Rehab: 25k
ARV at time of closing: 120k
Sale of serveral comp in last 30 days: 160-200k

Would just love to hear your metrics and logic to learn. Anything is appreciated!

@Calvin Wong I don't have any metrics that will tell me to definitely sell a property.  The decision comes down to your investment goals and criteria. If a property is not performing to meet your goals or criteria, then you should look to sell it. 

I've also heard of investors selling their lowest performing asset to reinvest it into something higher performing. They will do this periodically to ensure their investments are making the highest possible returns.
